With winter approaching, energy-efficient homes look more appealing than ever. Houses that require less energy to heat have lower energy bills during the winter, so they are less affected by sudden spikes in heating prices. Because they consume less fossil fuel, energy-efficient homes also contribute less to global warming.

However, energy efficiency may come with a higher price tag — whether it’s a new home with the latest technology or an existing home remodeled with energy improvements, such as added insulation or a more efficient furnace. While most of these homes eventually pay for themselves through lower energy bills, they might be difficult to afford right now. But finding money for home energy improvements is getting easier because many lending institutions now offer mortgages designed to cover the cost of energy upgrades.

If you’re planning to take out a loan to buy a house or refinance an existing loan, consider an Energy Efficient Mortgage (EEM). These mortgages can increase your loan, either to help you purchase an energy-efficient new home or to pay for energy upgrades to an existing home. EEMs are available through many government-insured loan programs, and from conventional lenders. Energy Star, a government program that encourages energy efficiency, also is promoting these loans.

Brian Ng, the Energy Star for Homes finance coordinator, says EEMs have the potential to reduce a homeowner’s bills. “Say the energy improvements cost the homeowner an additional $20 a month in mortgage payment, but the improvements save $40 a month in utility bills. Thus, the improvements end up more than paying for themselves, the homeowner saves money and less energy is consumed,” Ng says.

To qualify for most EEMs, the home you’re purchasing needs a certified energy evaluation to confirm that it’s energy efficient or to identify specific cost-effective improvements that should be made. Ng says this process benefits home buyers. “They’re not only getting additional money to pay for improvements, they’re also getting assurance that the improvements actually will pay off in energy savings.”

Dave Hepfler, a building performance specialist in Eau Claire, Wis., says the home evaluation process is important because it helps pinpoint what would improve building performance.

Not enough room from the comment below, so just to finish the variable frequency drives are known as "nonlinear loads". Nonlinear loads ask for and use electric current in "pulses" unlike traditioal lectrical equipment. This pulse use of electrical current creates damaging noise, interference and heat on today's electrical systems causing interference within sensitive electrical equipment or worse causing them to overheat and fail.. The use of computerizxed electronic within the American home has been growing at exponitial rates and the need for filtering out the interference, noise and heat created by nonlinear loads has never been greater. Installing the PowerwoRx e3 system in your home will reduce the need to produce electrical energy reducing the amount of coal and oil being burned to generate the electic energy resulting in the reduction of environmentally harmful emissions of carbon dioxide, nitrous oxide and sulfur dioxide. with just 500,000 home across this country we would annually reduce the need to generate 17 megawatts of electricity saving 42,250 tons of coal or 231,500 barrels of oil and reducing by 98,250 tons of carbon dioxide, 42,000 pounds of nitrous oxide and 221,500 pounds of sulfur dioxide of annual greenhouse emissions. Now is the Time. i believe in this mission so much that I am now a dealer with this forward thing company with the goal of promoting to all that I can the advantage of simple, easy to install, cost-effective solutions to energy conservation NOW! take a look at this incredible new product at my web-site Do your part by insatlling a PowerwoRx E3 today!

Say, "Hello!" to PowerwoRx e3. This new product is a Whole House Evergy Management System for the best possible energy savings and Total Home Protection based upon a unique technology that probides three key benefits: Energy Savings Equipment Protection Electrical Noise Filtration ENERGY SAVINGS PowerwoRx e3 provides energy savings by reducing the amount of power drawn from your utility with the use of specially designed harmonic resistant capacitors. This system optimizes your homes power factor thus reducing the amount of energy your homes motor loads use such as air conditioners, refrigerators, freezers, washers, dryers, dishwashers, pool pumps, vacuum cleaners, furnace blower motors, fans etc. Motor loads (inductive loads) inherently require more energy to do their work compared to other electrical equipment in your home. the PowerwoRx e3's "power factor optimization" significantly increases the efficiency of your motor load and stores waste energy resulting in decreased demand and usage of electricity from your utility company. this equates to significant cost savings for you the home owner. EQUIPMENT PROTECTION It's like having an ELECTRONIC BODYGUARD for you home! PowerwoRx technology provides Surge and Spike Suppression, a feature that will help protect and extend the useful life of your electrical equipment. On the grid, typical homes in the United States are bonbarded with literally hundreds of surges and spikes a day that damage sensitive electrical equipment over time. A combination of the PowerwoRx e3 harmonic resistant capacitors and metal oxide varistors (MOV's) give the home owner the maximum protection available on the market today. ELECTRICAL NOISE FILTRATION Provides Harmonic Filtration which has become more important since the 1980's and almost mandatory going into the 21st Century due to the proliferation of computers, fax and copy machines and variable fequency drives which are known a "
